‘Carpe Diem’ best practice in current Real Estate market, says Rick Chapman

We recently sat down with Rick to learn more about him and his advice for success in today’s real estate market. We came away with many insights, but if one thought stood out, it’s this—whether you are a buyer or a seller, the time to act is now. Interest rates have begun to creep up, now at about 4%. While still a historic low, that’s higher than the 3% rates we were seeing a few short months ago. This means that buyers who wait will continue to see their purchasing power decline. While interest rates have risen, so have selling prices! From January to March 2013 they rose 14%, and from March to June they are up 28%. Again, this is a hit for buyers. And for sellers, with so little competing inventory in the marketplace, the best time to sell is right now as well.
Using a passion for details along with strong communication skills, Rick helps both buyers and sellers get the best deal possible in today’s market.
Another recent development is the number of multiple-offer transactions, meaning that even if you find the house you want, yours may not be the best offer out there and you may lose out. Rick keeps very close watch on what happens in the market (a product of years of sales analysis in a previous career). He is always looking at stats and uses North Seattle as a bellwether for what to expect here in about a month.
“It takes about a month for it to trickle down to our area,” Rick told The B-Town Blog.
When Rick began advising his clients to include escalation clauses in their offers a few months back, he proved to be ahead of the curve and successfully closed deals that could have easily been lost to a higher bidder.
Rick also works hard to represent sellers, first by pricing right, using recent sales in the area that are truly comparable, and next by doing what he loves best…negotiating. When recently asked if he was a tough negotiator, he jokingly replied, “No! Just give me what I want!” but in seriousness, he states he works from a win-win position, always looking for the right compromise to make a successful deal.
Rick has been in the area about eight years and has enjoyed meeting his neighbors around the Sound while helping people achieve their dreams. “That’s the most fun in this job…handing buyers the keys to their new home,” he said, “Helping them through one of the biggest transactions they will ever make is very satisfying!”
He is also licensed to handle commercial transactions which include the sale or purchase of businesses and commercial buildings. Rick can also help with a residential or commercial lease.
